India’s appetite for that computing power is exploding, and the next big Dholera data centre story shows where some of it could live. In February 2026, L&T Vyoma signed a ₹25,000 crore agreement with Gujarat to build a 250 MW green, AI-ready campus in Dholera SIR.

Why should a land investor care about server halls? Because data centres are some of the most demanding buildings on earth. They need huge amounts of reliable power, water for cooling, fast fibre, secure land and a government that moves quickly. And here is the curious part: Dholera isn’t a metro. It’s a greenfield city still being built. So why are AI builders choosing a place most people still call “upcoming”?

On 23 February 2026, L&T Vyoma, the data centre arm of Larsen & Toubro, signed a memorandum of understanding with Gujarat’s Department of Science & Technology. The key numbers:

According to reports of the meeting, they discussed accelerating data centre investments in Gujarat and positioning Dholera as a global hub for next-generation digital infrastructure.

Some industry commentary has linked Tillman to a multi-billion-dollar data centre plan in Dholera. No official investment figure has been announced yet, so treat those numbers as speculation until there is a signed agreement. What is clear is that Dholera is now part of serious global conversations about AI infrastructure.

Why AI Builders Are Choosing Dholera

So what makes a Dholera data centre attractive compared with the usual hubs? A few things stand out:

  • Power: the planned 5 GW Dholera solar park gives a path to large amounts of green electricity. Officials have also said industrial power costs here are well below many competing states.
  • Water: planners say the region’s Narmada-linked supply is enough to serve several chip fabs, which also helps data centre cooling.
  • Utilities underground: power, fibre and water run through underground ducts in the activation area, so there are fewer outages from storms or road digging.
  • Land: large, flat, planned plots are available, which is rare near older cities.
  • Neighbours: a chip fab, an international airport and an expressway create an ecosystem that tech companies like to be part of.

The chip and data centre connection

Chips and data centres are two halves of the same AI story. One makes the silicon, the other puts it to work. With the Tata semiconductor fab rising nearby, a large Dholera data centre cluster would give the region both halves. Over time, that combination can attract design firms, testing labs, software teams and training institutes.

How a Dholera Data Centre Compares With Metro Hubs

Most of India’s data centre capacity today sits in and around big metros such as Mumbai and Chennai, close to undersea cables and large customers. Those cities will stay important. But they are also running into limits: expensive land, crowded power grids and long waits for new connections. A 250 MW campus needs a lot of space and a lot of electricity, and both are getting harder to find in older cities.

A Dholera data centre flips that equation. Data centres don’t employ as many people as factories, but the jobs they create are highly skilled and well paid: electrical engineers, network specialists, security teams and facility managers. They also bring a long tail of contractors and suppliers during construction, which can last several years for a campus this size.

Just as important is the signal. When one hyperscale project commits, others tend to follow, because the hardest questions about power, permits and land have already been answered. That is how clusters form, and clusters are what turn a new city into a lasting economic centre.

For people buying land, the lesson is to follow real infrastructure, not just announcements. MoUs are an important first step, but construction, power connections and hiring are the milestones that change a region.
